30-Day Notice In instances where per month-to-month tenant does not re-locate after you have ended the tenancy, you can utilize a 30-day notice when the month-to-month tenant has resided in the property for under annually. When the tenant has resided in the property for over a year, you have to provide a 60-day notice (even when the tenant pays bi-weekly or weekly). A 90-day notice is needed for many government-subsidized tenancies. The needs for service are basically exactly the same for a 3-day notice. The 30-, 60- and 90-day notices are most suitable where you need to evict tenant for any small breach, minor nuisance/damage or without just cause (in case your jurisdiction enables evictions without just cause).
North Park enables eviction without just cause, only for tenants who've were living in the property for under 2 yrs. North Park Municipal Code Sec. 98.0730.
